Improvements to the drainage as it crosses under Kuakini <br />Highway, the road improvements at the Kuakini Highway intersection, and the <br />mauka/makai spine road up to the entrance of the proposed rental housing project <br />shall be credited against the road fair share. [Relative to the re- uirementsfar- the <br />seheal as etfflined in Gendition U, the value of land whieh shall be based en the <br />per- aer-e pufehase east of the appheant, the eest of the kiftastfttettffe (road and <br />utility) to the subjeet site, and the eost of site pr-epafafion for- the seheel and. <br />This condition shall not apply to anv housing units constructed within the subi ect <br />property to meet the affordable housing requirement in Chapter 11 (Housing), <br />Section 11-4(b), Hawai`i County Code, and so certified by the County Office of <br />Housing and Communitv Development, excludinia anv units constructed for <br />excess housing credits. <br />[W]V. Should the Council adopt a Unified Impact Fees Ordinance setting forth criteria <br />for imposition of exaction or the assessment of impact fees, conditions included <br />herein shall be credited towards the requirements of the Unified Impact Fees <br />Ordinance. <br />7 <br />
