CDP Map, Figure 4-3 and Main Street of Applicant's Regulating <br /> Plan, Exhibit A-1): <br /> The portion of Ane [Keohekalele] Keohokalole Highway [(6)] <br /> within the property shall have a right-of-way width of 120 feet. <br /> The applicant shall construct a half-section,two-lane road with <br /> sidewalk, drainage improvements, and street lighting, within this <br /> 120-foot right-of-way to County-dedicable standards. The <br /> improved half-section shall be in alignment with the improved <br /> section of Ane Keohokalole Highway to the south. The remaining <br /> 60-foot width of the 120-foot wide right-of-way shall be rough <br /> graded to avoid any transition issues with adjacent properties. <br /> Permitted uses within the unimproved 60-foot wide right-of-way <br /> shall include utilities, a linear park, food trucks, farmer's market, <br /> and other similar temporary, non-structural uses as approved by the <br /> Planning Director, in consultation with the Department of Public <br /> Works,through Site Plan Approval. [ -. :.: • . -. <br /> designed to function as a portion of a future road(Road 1 Kona <br /> CDP)connecting Highway 190 with University Drive and the <br /> Queen Ka`ahumanu Highway.] The applicant shall construct the <br /> intersection of University Drive and the Ane [Keehele] <br /> Keohokalole Highway Extension meeting with the approval of the <br /> Department of Public Works. [This roadway shall be dedicated to <br /> the County when the County requires it to connect with Road 1 <br /> (Kona CDP).] The section of this roadway from its current <br /> terminus fronting the University of Hawai`i- West Hawai`i campus <br /> to University Drive (Road 2) shall be completed prior to <br /> occupancy within Phase I. The section of this roadway from <br /> University Drive to the northern property boundary shall be <br /> completed prior to occupancy within Phase II. Dedication of the <br /> improved half of the right-of-way (separate road lot from the other <br /> -16- <br />
