TRUST,AND KAPOHO PROPERTIES, LLC <br /> CHANGE OF ZONE APPLICATION (REZ 21-000243) <br /> MARTIN ANDERSON DECLARATION OF TRUST, NORMAN ABRAHAM PIIANAIA <br /> REV. LIV. TRUST, AND KAPOHO PROPERTIES, LLC have submitted an application for <br /> a Change of Zone from an Open (0) zoning district to an Industrial-Commercial Mixed Use- <br /> 20,000 square feet (MCX-20) zoning district for 3.29 acres of land. The subject parcels are <br /> situated at the old Hilo Iron Works property located at 1280 Kamehameha Avenue, Pi`opi`o, <br /> South Hilo District, Hawai`i, TMK's: (3) 2-2-001:008, 017-019, 024, 030, & 034. <br /> PROPOSED ACTION <br /> 1. Applicant's Request: The applicants are requesting a Change of Zone from an Open (0) <br /> zoning district to an Industrial-Commercial Mixed Use-20,000 square feet (MCX-20) <br /> zoning district for 3.29 acres of land that includes seven (7) separate parcels. In order to <br /> accommodate the rezone request to MCX-20 the applicants have proposed a <br /> consolidation and resubdivision from the existing 7 parcels into 4 separate parcels with <br /> the required 20,000 square feet of area. The proposed MCX-20 zoning designation would <br /> allow up to seven parcels, 20,000 square feet in size, but due to constraints from existing <br /> development that cross existing property lines, as well as setback and other development <br /> requirements, a maximum of four (4) parcels are being created. According to the Zoning <br /> Code, the purpose of the Industrial-Commercial Mixed Use zoning district is to allow <br /> mixing of some industrial uses with commercial uses. The intent of this district is to <br /> provide for areas of diversified businesses and employment opportunities by permitting a <br /> broad range of uses, without exposing nonindustrial uses to unsafe and unhealthy <br /> environments. Requirements for establishing a land use in the MCX district, including a <br /> list of the variety of permitted uses, are shown in Section 25-5-130 to 25-5-138 of the <br /> Zoning Code.
