In summary,this request <br /> seeks relief from the conditions of approval contained within the ordinance due to existing <br /> regulatory controls ensuring orderly development of the property and recognizing that more than <br /> half of the property was originally zoned CN-10 as part of the adoption of district zone maps in <br /> 1967, about 53 years ago and that the subject ordinance only pertains to a smaller half of the <br /> same property. This request also seeks to retain the current CN-10 zoning district established by <br /> Ordinance No. 81-723. As required by this amendment request, attached is a letter of <br /> authorization to file this request, $250 filing fee and list of surrounding property owners within <br /> 300 feet of the subject property. <br /> BACKGROUND INFORMATION <br /> The subject property, consisting of 20,188 square feet, is situated within the City of Hilo <br /> within the Waiakea District near the intersection of Kinoole and Kawailani Streets (refer to <br /> Figure 1-Location Map. <br /> The City of Hilo zone district map,within which the subject property is located,was <br /> adopted as part of the Zoning Code (then Chapter 8, Hawai`i County Code) on March 1, 1967. <br /> On this zone district map depicted an area zoned as CN-10 straddling both sides of Kinoole <br /> Street, and which included a portion of the current subject property. The location of this r <br /> "legacy"CN-10 zoning district is shown on a map in Exhibit A as part of Ordinance No. 81-723, m <br /> and further depicted on an aerial image in Figure 2-Aerial Image with Zoning below. <br /> The 20,188 square-foot property (Lot 4-C)was created as part of a 3-lot subdivision W <br /> (SUB 2854) approved by the County on June 5, 1970 (refer to Figure 3-SUB 2854).
