INTRODUCTION <br /> Timothy and Kay Ward ("applicants") are requesting the rezoning of a <br /> 3.992-acre parcel of land in Kailua-Kona, Hawaii from Agriculture (A-5a) and <br /> (A-1a) to Residential (RS-22). The property is located at 73-4350 Hawaii Belt <br /> Road, approximately 300 feet south of its intersection with Kaiminani Drive. <br /> (Figure 1). If approved, the applicants intend to subdivide the 3.992-acre <br /> parcel into six (6) lots,consisting of a minimum of 0.5 acres each. <br /> Similar State Land Use Boundary Amendment and Rezoning Applications <br /> have been approved for nearby parcels. Ordinance 00-52 and 00-53 <br /> pertaining to TMK (3) 7-3-005:098approved a change of district classification <br /> from Agriculture to Urban and a change of zoning from A-5a to RS-15. As <br /> this project is very similar in nature, it would be logical to grant approval. <br /> II. PROJECT LOCATION <br /> As noted earlier, the subject property is located off Mamalahoa Highway, <br /> approximately 300 feet south of its intersection with Kaiminani Drive. <br /> (Figure 1). Vehicular access to the property is from Ihumoe Street. <br /> III. PROJECT DESCRIPTION <br /> A. Project Concept and Components <br /> The subject site consists of 3.992 acres and is currently vacant of any. <br /> structures. The applicants wish to subdivide the subject property into <br /> six (6) lots. If approved, the proposed lots would consist of a minimum <br /> of 0.5 acres in size. As proposed, the subdivision would be served by <br /> a new private road. The two rear lots would be flag lots. (Figure 2). A <br /> 10-foot existing "Easement P-1" for planting screen purposes with no <br /> vehicular access to the Hawaii Belt Road will be retained. <br /> It is understood that the subdivision plan submitted herein may have <br /> to be adjusted prior to_recei t of final subdivision approval to <br /> accommodate County subdivision requirements and appropriate <br /> conditions of approval. <br /> 4 <br />
