of the subject parcel are zoned Village Commercial 10,000 square feet and consist of the Kilauea <br /> Lodge facilities. The State Land Use Boundary Map the subject property and properties <br /> immediately north, east, and west are all similarly designated as Urban by the State Land Use <br /> Boundary map. Properties to the south of the subject property are similarly designated as Urban <br /> as well as Agricultural. Majority of the subject parcel is designated as Medium Density Urban <br /> which allows for Village and Neighborhood Commercial and Single-Family and Multi-Family <br /> residential and related functions. Properties directly north and east of the subject property are <br /> designated as Low Density Urban. Other properties to the south are designated as Extensive <br /> Agriculture as well as Low Density Urban. Medium Density Urban is the only designation in <br /> this area that allows for a Change of Zone to Village Commercial, which allows for the <br /> establishment of short-term vacation rentals. <br /> This map here is pulled from the Puna Community Development Plan(CDP). The subject <br /> property it's very small,but you can see here is denoted in blue and it's situated within the <br /> Volcano Community Village Center as prescribed by the Puna CDP. Per the Puna CDP a <br /> Community Village Center contains a variety of commercial uses of which include bedand <br /> breakfast homes and small inns. The proposed Village Commercial zoning is consistent with the <br /> CDP map. So here we have a more zoomed up aerial of the subject area. Here we have the <br /> subject site is outlined in red. The surrounding context consists of a mix of residential and <br /> commercial uses. Several commercial businesses are in operation just west of the subject site, <br /> including Kilauea Lodge and Restaurant. °Further west is the Kilauea General Store, Lava Rock <br /> Cafe and Thai Thai Bistro as well as the laundromat and True Value Hardware Store. <br /> Oh, sorry before I move on, I'll show you so, Kilauea Lodge is here and then down here, this <br /> little parcel here, that is the Kilauea General Store, as well as;the Lava Rock Cafe and just a little <br /> further west of that you see just off the photo is the Thai Thai Bistro and this green structure here <br /> is the Laundromat facility, as well as connected to the True Value Hardware Store. Just to give <br /> you guys a little better idea of what you're looking at there. So, we have a couple site photos <br /> here. The property is undeveloped and currently does not have a driveway connection to Old <br /> Volcano Road. The photo on the left is the property frontage along Old Volcano Road facing <br /> west and the photo on the right is the property frontage facing east. Old Volcano Road is a two- <br /> lane County Road with grassy shoulders.
