VITOUSEK: But, I mean— <br /> [Brief unintelligible crosstalk between Chairman Vitousek and Ms. Bouslog.] <br /> BOUSLOG: Oh, go ahead. <br /> VITOUSEK: Correct me if I'm wrong,but the, the analysis of alternatives indicated that if the <br /> current zoning is left in place, the maximum amount of units that would be available for the area <br /> would be 264? <br /> BOUSLOG: That's,no, the--there would be that, there were another 87 units that were entitled <br /> [indecipherable], very much in the area near to where we found some trails that are now targeted <br /> for presentation and other units could be built elsewhere in the resort. So the, there are <br /> entitlements, you know, there are 2,900 more units that are entitled and could be built <br /> somewhere in in the resort area. <br /> VITOUSEK: Do you have space to do that under the current zoning? <br /> BOUSLOG: Do we have space for the current zoning? [to herself] <br /> HEAD: Well, not, not without going through this process. <br /> BOUSLOG: Yeah. Yeah, we would be going through a process like this again. <br /> VITOUSEK: So, let me summarize. We've got this 1978 whenever it was, '77, they put the cap <br /> on the number of units at 6,435 which then come down to 6,365. The resort proceeded with their <br /> development under the plans and zoning that they have,but in doing so, developed things <br /> differently. They did some less density, some larger lots which restricts their own ability to <br /> develop to the full amount that's permitted,right? So that,that's a business decision that the <br /> developer would have made in how they allocated their units based on their existing zoning. <br /> Correct? <br /> BOUSLOG: Yeah. I mean, there's more that could occur at 'Ainamalu, certainly the site that's <br /> now proposed for affordable housing could be developed for resort housing or timeshare instead <br /> that's got multi-family zoning on it. So there, there are a number of other places where we <br /> could've put density. And I, I think in most cases it would have been more visible from the <br /> highway. The areas within"Area B" surrounding the existing golf course where the Hilton <br /> Grand Vacations sites were, were kind of jammed up against the 800-foot setback"Area <br /> B"ecause they had to ring around the, the big fairways. <br /> So, I think from a view scape, you would've have had a role, if you will, of units at that 800-foot <br /> setback routed alone that, that edge and that was one of the things we were hoping to get away <br /> from with this plan. <br /> PLUNKETT: Commissioner– <br /> 37 <br /> EXHIBIT D <br />
