r <br /> Kumu Hou at Waikoloa <br /> Waikoloa Land Company has stewarded Waikoloa Beach Resort for over 40 <br /> years. The Resort has thrived as a master-planned community and vacation <br /> destination, and now directly and indirectly supports over 5,000 local jobs on <br /> Hawaii Island. In recent years, however, dramatically changing market <br /> conditions have made it clear that 36 holes of golf are not sustainable at <br /> Waikoloa Beach Resort in the long term. With that in mind, WLC spent four years <br /> creating a plan to reinvigorate and ensure the viability of this gathering place for <br /> future generations. <br /> Our vision is to: <br /> • Retain a 27-hole golf club and complex. This complex would preserve <br /> all 18 holes of the Beach Course, and 9 at the Kings' Course, while <br /> creating new configurations of play and replacing the old golf clubhouse <br /> and driving range. <br /> • Repurpose the lands under 9 fairways of the former Kings' Golf Course <br /> (previously closed due to COVID protocols) for new timeshare, residential <br /> and recreational uses, all within existing Land Use Commission, General <br /> Plan, and Special Management Area guidelines. <br /> • Reconfigure some existing plans to set future development further <br /> back from. Queen Kaahumanu Highway, enhancing the existing 800' <br /> highway setback. <br /> • Create two new parks open to the general public and update coastal <br /> access from within the Resort. <br /> • Eliminate the use of potable water for landscape irrigation within <br /> Kumu Hou, while also increasing the availability of recycled water for golf <br /> course irrigation. This will enable less use of the underground aquifer <br /> even as we convert our landscaping to brackish water sources. <br /> • Construct at least 140 affordable rental housing units within the <br /> Resort. <br /> We call this project Kumu Hou, which calls to mind a new and refreshed <br /> purpose. <br /> Project Details <br /> Kumu Hou is planned in three areas: <br /> • Area A will relocate 264 already approved multifamily or timeshare units <br /> planned by Hilton Grand Vacations. It will also offer 25 single-family <br /> residential lots fronting the reconfigured golf complex. <br /> • Area B will include 900 multifamily timeshare residential units, the new golf <br /> course and driving range, three acres of new public parks and walking <br /> paths, and various community support facilities. <br />
