that the subject property is situated within the Low Density Urban(ldu) LUPAG <br /> designation,which allows, "residential use, with ancillary community and public uses, <br /> and neighborhood and convenience-type commercial uses; overall residential density <br /> may be up to six units per acre." <br /> 11. County Zoning: Agricultural-20 acres (A-20a). <br /> 12. Hamakua Community Development Plan (HCDP): The HCDP was adopted by <br /> Ordinance No. 18 78, with an effective date of August 22, 2018. <br /> 13. Special Management Area (SMA): The subject property is not situated within the SMA <br /> and is located approximately two (2)miles away from the nearest shoreline. <br /> - DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 14. Subject Property: The property is irregular in shape and located mauka of Highway 19, <br /> where the property is bisected by Kalaoa Camp Road. There are two (2) existing <br /> dwellings and several farm related structures on the property to support the existing farm <br /> operation. The site is situated at an elevation of 350 feet above sea level, and the land <br /> gently rises at a 5-10% slope from the eastern side to the western side of the property. <br /> According to the applicants, there are a variety of existing fruit trees on the site, including <br /> bananas, avocado, citrus, lychee, and mango, in addition to a start-up nursery and small <br /> equestrian activity. <br /> 15. Surrounding Land Uses/Zoning: Surrounding land uses are generally rural and/or <br /> agricultural in nature, with a mix of dwellings and active farms. Properties directly <br /> adjacent to the subject property are zoned A-20a, as are most parcels to the north and <br /> west.Nearby parcels to the south-and east of the subject-property are zoned A-10a, A-1 a <br /> and RS-10. <br /> 16. ALISH: Prime Agricultural Land <br /> 17.----- -Land Study Bureau's Detailed Land Classification System: "C" or"Fair-" =--- <br /> 18.— US Soil Survey:The soils on the siteareclassified as Hilo hydrous silty clay loam, with <br /> 0 to 10 percent slopes. <br /> 19.
