the beginning of establishing a nursery as well as an equestrian <br /> operation. <br /> To assist with the farming activities, the applicants applied for and <br /> received approval in 2009 (FDA-09-000255) for an additional fam- <br /> dwelling. That dwelling was constructed and currently occupied by <br /> persons helping with the farm. <br /> Subsequently, the applicants applied for a Special Permit and <br /> received approval in 2013 to operate a Bed and Breakfast ("B&B") <br /> within tF6ir dwelling (SPP 14-001390). That dwelling which existed <br /> prior to the approval of the aforementioned farm dwelling - was thus <br /> -not-considered a farm dwelling. Thus, that dwelling-was-technically <br /> considered the first farm dwelling. <br /> As the applicants are advancing in age, maintaining both the farm and <br /> B&B became a little too onerous, Concurrently, they desire to use the <br /> site as part of their overall estate planning, conveying a lot each to <br /> their children. <br /> Along those lines, with the intention of having one of their children live <br /> on the site, an additional (2nd) farm dwelling permit was issued by the <br /> Planning Director in a letter, dated November 10, 2020 (FDA-18- , <br /> 000459). With this approval, the subject property would be eligible to <br /> have three (3) dwellings, two (2) of which would be defined as farm <br /> dwellings and the last one, as a B&B dwelling, <br /> Although all three (3) dwellings are allowed without the land being <br /> subdivided, it would render potential complications with respect to <br /> financing, conveyance, and liability. The Applicants, at some point in <br /> time, would also like to be in a position to convey-their-B&B home and <br /> the other two (2) farm dwellings to their children. Along those lines, <br /> they would like to them secure their own financing associated with <br /> their respective properties. As such, the 3-lot subdivision would <br /> address their needs. <br /> The proposed layout is reflected in the propos-ed subdivision map. <br /> (Ficure 3). The largest lot (Lot C-1), consisting of 3.718 acres, would <br /> continue as a B&B and operated by the applicants until it is time for <br /> them to convey it to one of their children. That site would also include <br /> a banana farm and some equestrian activities, <br /> Proposed Lot C-2, consisting of 2.820 acres, is the site of the existing <br /> farm dwelling.
