The immediately adjoining properties are also zoned A-20a, while <br /> some properties on the makai side of the Highway are zoned RS-10. <br /> For the most part, however, the size of the lots in the vicinity range <br /> between 1-5+ acres in size and thus, do not necessarily correspond to <br /> the minimum area called for in the A-20a zoning. (See Figure 2) <br /> If approved, the site would be subdivided in a manner meeting with <br /> the requirements of both the Zoning and Subdivision Codes. Further, <br /> all uses and standards consistent with the requested FA-2a zone <br /> would be adhered to. <br /> It should be noted that in describing the "Purpose and Applicability" of <br /> the Family Agricultural district, the Zoning-Code-describes the district <br /> as being "intended to he primarily comprised of agricultural lands less <br /> than five acres in area, which are not classified as A or B lands under <br /> -the land study bureau's master productivity-rating, or classified as <br /> prime, unique, or other important agricultural lands. (Section 25-5-60) <br /> The soil of the subject site is classified "C" or fair, making this rezoning <br /> possible. <br /> E. Relationship to SMA Objectives and Policies <br /> The site is not located within the County Special Management Area <br /> (SMA). No SMA Use Permit is required. However, as the entire <br /> island falls within the Coastal Zone Management (CZM) Area, a <br /> discussion of the request's relationship to the CZM Program follows. <br /> The site is not adjacent to the ocean. It is about two (2) miles from the <br /> shoreline. As such, the proposed action should not have any adverse <br /> impacts on the area's coastal recreational and marine resources <br /> -nor have any impacts on beach protection, <br /> As the site was and continues to be used in some form of agriculture, <br /> the likelihood of this improvement having any impacts to the area's <br /> historic resources is not high. <br /> -- The proposed-action will involve-the construction-of improvements-hi a <br /> non-urban otting. However, the project <br /> site, while located mauka of the Mamalahoa Highway, is not readily <br /> visible.
