Roth, via Communication No. 832, dated May <br /> 20, 2022, amends Section 25-8-25 (Kea`au Zone Map), Article 8, Chapter 25 (Zoning Code) of <br /> the Hawaii County Code 1983 (2016 Edition, as amended), by changing the district <br /> classification from Single-Family Residential— 10,000 Square Feet(RS-10)to Village <br /> Commercial— 10,000 Square Feet(CV-10) at Kea`au, Puna, Hawaii, covered by Tax Map Key: <br /> 1-6-002:082. The applicant is Lawrence Palmer. Introduced by Chair Ashley Kierkiewicz, by <br /> request. <br /> Planning Director Zendo Kern was present via Zoom. <br /> John Pipan, Land Planning Hawaii LLC, was present in the Kona Chambers to represent the <br /> applicant. He explained that the applicant would like to open a commercial furniture and <br /> appliance store, and that this property was an ideal location for them considering potential <br /> impacts and the surrounding land uses. <br /> Mr. Palmer explained that him and his wife own Ross' Furniture and Appliance, a store in <br /> Oahu, and that they have been facing rising rent costs and poor property management. He <br /> explained that they have always loved coming to Hawai`i Island, they have had previous <br /> experience owning their business in Hilo, and that this property in Kea`au is in an ideal location. <br /> Committee Members Matt Kaneali`i-Kleinfelder and Sue Lee Loy both thanked the applicant for <br /> honoring Condition K, relating to pedestrian access. <br /> The vote was then taken on the motion to move this measure to Council with a favorable <br /> recommendation and passed with seven "ayes,"with Committee Chair Kierkiewicz and <br /> Committee Member Aaron Chung absent. <br /> PC Report No.: 70 <br />
