The Windward Planning Commission, at its continued meeting on November 4, 2021, <br /> considered the State Land Use Boundary Amendment request for the Hale Ola O Mohouli <br /> Affordable Housing project and the commission voted to send a favorable recommendation of <br /> the State Land Use Boundary Amendment to the County Council. <br /> The subject property is 9.09 acres in size and is irregular in shape. The property is zoned A-la by <br /> the County and Agricultural by the State Land Use Commission. The General Plan Land Use <br /> Allocation Guide (LUPAG) map designates the property as Medium Density Urban. The <br /> property is not within the Special Management Area(SMA). Based on the applicant's State Land <br /> Use Boundary Amendment application, there will be two access points to the subject property, <br /> one from Kupuna Place by way of easement over adjacent parcel TMK: 2-4-001:176 and one <br /> from Mohouli Street. <br /> As mentioned in previous applications, the Planning Department is supportive of infill projects, <br /> particularly for affordable housing within existing towns, which promote walkability and Smart <br /> Growth principles. This project is located within the Hilo Community Development Plan area <br /> and is close to schools, shopping, retail, parks, transit, and basic services.
