Granting ofthe time extension would not be contrary to the General Plan or <br /> Zoning Code or the original reasons or the adoption of the Ordinance. <br /> Granting the requested time extension would not be contrary to the General Plan <br /> or Zoning Code or the original reasons for adoption of the Ordinance. The subject ALF continues <br /> to be a much-needed development and will serve as a vital component of the South Hilo <br /> community and its environs. There have been no significant changes to Applicant's original <br /> intentions and plans for the development, as represented in the change of zone application. <br /> Applicant's time extension request of an additional five (5) years in which to complete the <br /> project remains consistent with the criteria applied by the Department. <br /> 3. The time extension shall be for a period not to exceed the period origjt! 1 <br /> granted for performance (i.e., a condition to b erformed within one vear may be extended or <br /> up to one additional vear). <br /> Barring any additional unforeseen delays, Applicant is ready and able to obtain <br /> final subdivision approval for the Project by or before April 20, 2027, and to concurrently satisfy <br /> the conditions of the Use Permit by January 12, 2027, as represented in the time extension <br /> request therefor. Upon approval of an extension,Applicant's investment group is ready to fund <br /> and complete the Subdivision and Plan Approval, fully perform the conditions of the Ordinance, <br /> and begin permitting and construction of the Project as soon as possible. Much of the design <br /> work has already been completed. All updated pians are complete enough to obtain construction <br /> estimates and have been recently re-submitted to all approving agencies(DOT, DWS and DPW). <br /> Once the plans are approved by the reviewing agencies, Applicant will proceed to secure Final <br /> Subdivision and Plan Approval from the Director. <br /> Thank you for your attention to and consideration of this request.
