Roth, via Communication No. 210, dated March 24,2023, <br /> amends section 25-8-2 (North and South Kona District Zone Map), article 8, chapter 25 (Zoning <br /> Code) of the Hawaii County Code 1983 (2016 edition, as amended), by changing the District <br /> Classification from Agricultural—twenty acres (A-20a)to Agricultural—ten acres (A-1 Oa) at <br /> Kaloko,North Kona, Hawaii, Covered By Tax Map Key: 7-3-027:003 <br /> The Leeward Planning Commission forwards its favorable recommendation for this change of zone <br /> request, which would allow the applicants to request subdivision of the property in two 11.3325 acre <br /> lots to accommodate existing single-family dwellings on each lot. The property is located at <br /> 73-4375 Haleamau Street, approximately 570 feet northeast of its intersection with Kaloko Drive, <br /> Kaloko Mauka Subdivision,North Kona. <br /> Planning consultant John Pipan and applicant Charles Stevenson were present, as well as Deputy <br /> Planning Director Jeff Darrow. <br /> John Pipan explained that this straight forward request will allow the applicants to simplify an <br /> agreement to each have their own piece of property and will share ninety percent of the land that is <br /> dedicated to native forest, which would help the applicants be excellent stewards of the land. <br /> Mr. Pipan then stated that five years is more than enough time to complete this subdivision. <br /> Deputy Director Jeff Darrow agrees that this is a straightforward rezoning, and that the planning <br /> department supports this request. <br /> Council Member Evans inquired regarding the $15,636 fair share contribution for the additional lot. <br /> Deputy Director Darrow said that the department is working with council's recommendations, and <br /> that contributions to fair share would go toward providing a signalized intersection. <br /> Council Member Heather Kimball stated that the subdivision itself will not trigger cesspool <br /> requirements, but if there are improvements to dwellings, upgrades to the wastewater treatment <br /> systems must be made. <br /> LAAC Report No. 17 <br />
