Roth, via Communication No. 816, dated <br />March 19, 2024, amends Section 25-8-14 (Waikoloa Village Zone Map), Article 8, Chapter 25 <br />(Zoning) of the Hawaiʻi County Code 1983 (2016 Edition, as Amended), by changing the District <br />classification from Open (O) to Industrial-Commercial Mixed – 20,000 square feet (MCX-20) at <br />Waikoloa, Hawaiʻi, covered by Tax Map Key: 6-8-003:041 (Por.) (Applicant: Waikōloa Village <br />Center LLC) (Area: 26.052 acres). <br /> <br />The Leeward Planning Commission forwards its favorable recommendation for this change of zone <br />request, which would allow the applicant to develop and operate the Waikōloa Village Light <br />Industrial Center, to include a self-storage facility and flexible use buildings for industrial- <br />commercial business. The property is located on Pua Melia Steet, approximately 0.2 miles southeast <br />of its intersection with Waikōloa Road. <br /> <br />Planning Director Zendo Kern, Planning Consultant Sidney Fuke, and Greg Brown with Waikoloa <br />Village Center, LLC, were present. Mr. Fuke gave an overview of this project and stated that this <br />project is consistent with the South Kohala Community Development Plan and the General Plan and <br />added that the requested use would fulfill the needs of the community for industrial use. Ms. Evans <br />voiced her support for this project and commented on concerns about the intersection on Waikoloa <br />Road to which Mr. Fuke responded in detail. <br /> <br />Chair Inaba inquired regarding Condition L’s requirement for affordable housing. Mr. Fuke said <br />that it should be amended to include prior to final subdivision or prior to final plan approval. <br />Mr. Inaba requested a meeting with Mr. Fuke and the applicant prior to the next meeting. <br /> <br /> LAAC Report No. 55 <br /> <br />
