The Land Use Pattern /\Uocouinn Guide <br />(iUP/\G) Map component of the Gcooroi Plan is u representation of the document's <br />goals and policies to guide the coordinated growth and development ofthe County. It <br />reflects u graphic depiction of the physical relationship among the various land uses. The <br />LUPAG Map establishes the basic urban and non -urban form for areas within the County. <br />The subject area is designated Low Density Urban (}du). Low Density Urban are those <br />residential lands with ancillary community and public uaca as well as neighborhood and <br />convenience -type cornnncrciu1 uses. For the |du designation, overall residential density <br />may be up to mix(6) units per acre. <br />The subject parcel is property is 3250 acres in size and is irregular in yhunc. The <br />parcel is located a1the undeveloped end of&he Street in the YVuidkeoHnoueotead lots. /\ <br />single-family dwelling is situated on the property with the rcnnuodcr of the property <br />grubbed and vacant of any uses. <br />The onn|kx/ut'm proposal to subdivide the property into h k)b; in consistent with <br />the Low -Density Urban designation. This dcobzua1ou reflects the existing low -density <br />residential development in this area of the Waidkea Homestead lots. The area is primarily <br />residential in character with some agricultural lots. The proposed change of zone would <br />connp1cmnout the existing land uoca in this area and will provide for on orderly <br />development ofthe area. <br />
