The property is located on the southeastern corner of the Puainako <br /> Street/Kancelehua Avenue intersection, aaoss (Puna side) and in the vicinity of Blockbuster <br /> Video and Prince Kuhio Shopping Plaza, South Hilo, Hawaii. <br /> The Commission concurs with the following Planning Duector's reasons for recommending <br /> favorable wns~deration of the change of zone: <br /> The request for a change of zone designation from a Single Family Residential <br /> (RS-10) to General Commercial (CG-20) would allow general commercial uses on the <br /> subject property. The applicant is requesting the change of zone to develop a retail and <br /> office commercial complex tentatively consisting of a restaurant(s), office space, and <br /> small retail shops. The project is intended to supplement the regional commercial <br /> goods and servues that exist in the area <br /> In order to consider an azea for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed.
