Land Owners)rip: Matsuno Enteiprisea, Ltd. is the fee owner of the subject properties. <br /> PROPOSED DEVELOPMENT <br /> 2. Request: The applicant is requesting a change of zone from Single Family Residential <br /> (RS-10) to General Commercial (CG-20) for two parcels consisting of a wmbined area of <br /> approximately 6.65 acres of land. <br /> 3. Objective: The applicant plena to develop a retail and office commercial complex that <br /> would tentatively consist of a restaurant(s), office apace, and small retail shops. The <br /> project is intended to supplement the regional commercial goods and services that exist in <br /> this area. <br /> 4. Coecepteal Phm: Proposed preliminary plans include the construction of three (3) free- <br /> standing buildings. The 3 proposed structures would each be less than 35 feet in height, <br /> and approximately 7,280 square feet, 4,000 square feet, and 31,200 square feet in size, for <br /> a combined area of 42,480 square feet. According to the applicant, one or two of the <br /> structures may have to be etevated to accommodate the requirements of the "AE" <br /> designation on the FIRM insp.
