The existing driveway would also be extended <br /> further mauka to provide additional parking and a tum around area <br /> as will be required by the Zoning Code If needed, the existing 10- <br /> foot wide paved driveway would also be widened (Figure 2) <br /> It should be emphasized that the location of the proposed parking <br /> is preliminary and may be adjusted to accommodate the spatial <br /> requirements of the potential users and County's design review <br /> and related construction requirements <br /> Access to the site is from Kinoole Street Although there are a <br /> number of commercial uses in the general area, the site is <br /> nonetheless bounded by residential uses on 3 of its 4 sides As <br /> i such, if needed, additional landscaping consistent with the <br /> County's Landscaping Rule, will be implemented adjacent to these <br /> properties to mitigate potential visual and noise impacts <br /> B. Proiect Timetable and Cost <br /> The applicant has received favorable responses from potential <br /> tenants who are looking for office space in aquasi-residential <br /> setting. Should the request be approved, some of these <br /> <br /> ~ commitments can be tied down. Hopefully, the required approvals, <br /> including the necessary building permits, can be secured within the <br /> next year <br /> The conversion cost is estimated to range between $30,000 to <br /> $75,000 These would be largely to address the Fire and Health <br /> codes for commercial establishments, as well as the American <br /> With Disabilities Act (ADA) requirements <br /> z <br /> <br />
