We have submitted written and oral testimony to your committee and the <br /> Planning Commission regarding our concerns regarding this project along with some mitigation <br /> recommendations. <br /> We are pleased ~~-ith condition D of the bill, which requires a traffic impact study is completed <br /> and any recommended traffic mitigation measures be implemented, before the second zoning <br /> increment be effective. <br /> We also feel that it is important that the applicant secure the input of the immediate adjoining <br /> residential homeowners through a community meeting prior to final plan approval as enumerated <br /> in condition E. <br /> Our main concern has always been the additional traffic that this development would generate at <br /> the Pilipaa/Puainako Street intersection and through our residential subdivision. We are <br /> therefore strongly in favor of condition G that calls for a traffic control device at this intersection <br /> prior to the issuance of occupancy permit for any commercial development within the first <br /> increment.
