DeLuz, Sr., Enterprises Profit Sharing Plan <br />Tgx Man Key: 7-3-5•PorliQn of 32 and 33 <br />The Planning Commission, after a duly held public hearing on December 6, 2001, voted to <br />recommend for your approval the proposed legislative bills for a State Land Use Boundary <br />Amendment from the Agricultural to Urban District and to change the district classification from <br />Agricultural (A -5a) to Neighborhood Commercial (CN -10) for approximately 3.20 acres of land. <br />The property is located along the west (makai) side of Mamalahoa Highway, approximately <br />1,000 feet north of its intersection with Ka`iminani Drive, Kalaoa 4`h, North Kona, Hawaii. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the State Land Use Boundary Amendment and Change of Zone: <br />Sete Land Use Boundary Amendment <br />The applicant is requesting a State Land Use District Boundary Amendment from <br />an Agricultural to an Urban District and a Change of Zone from Agricultural (A -5a) to a <br />Neighborhood Commercial (CN -10) for approximately 3.2 acres of land. The applicant <br />intends to subdivide Lot 1 into lot sizes of 0.5 to 1.0 acre. The applicant plans to develop <br />a retail and neighborhood commercial center with space for a fire and police substation. <br />Other uses may include a seryice station, fast food restaurant and other retail services. <br />
