PERMITS REQUESTED <br /> <br /> The following permits are being request for the <br /> subject property: <br /> (1) A change of zone for approximately 29,330 square <br /> feet of land owned by applicant Mauna Kea Holding Company, <br /> Inc., designated as Tax Map Key No. 2-1-03:24, and for <br /> approximately 159 square feet of land owned by the State of <br /> Hawaii, designated as Tax Map Key No. 2-1-03:23, from an "Open" <br /> (0) zoned district to a "Hotel-Resort" (V-5.5) zoned district, <br /> with a maximum density of 5,500 square feet of land area per <br /> rentable or dwelling unit; and, <br /> (2) A Special Management Area (SMA) Use Permit which <br /> would authorize the renovation of the existing "Ice House" <br /> building, the construction of a second-story addition to house <br /> a restaurant, banquet facilities and a commemorative museum, <br /> and the construction of three-story addition to provide <br /> additional parking, commercial office space and residential <br /> apartments for use as transient accommodations. <br /> II. GENERAL BACKGROUND. <br /> <br /> a. Applicant's Interest in the Property. The <br /> applicant is the owner of the 29,330-square foot parcel, <br /> designated by TMK: 2-1-03:24, on which the existing "Ice House" <br /> is located and on which further development is being proposed. <br /> The State of Hawaii is the owner of the 159-square foot area <br /> adjoining and east of applicant's property, designated as a <br /> portion of TMK: 2-1-03:23. A wall protecting the Ice House <br /> compressor room is situated on the State-owned parcel. On June <br /> 12, 1992, applicant obtained approval from the State Board of <br /> Land and Natural Resources for an easement over this area, <br /> together with an immediate right of entry for construction <br /> purposes. The State has also consented to this application <br /> with respect to TMK: 2-1-03:23. <br /> b. Location and Legal Description of the Property. <br /> The properties involved are located on the makai side of Banyan <br /> Drive, on the Waiakea Peninsula, at Waiakea, District of South <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
