Arakaki, Chairman <br />and Members of the County Council <br />County of Hawaii <br />25 Aupuni Street <br />Hilo, HI 96720 <br />Dear Chairman Arakaki and Members: <br />Change of Zone Application (REZ 03-004) <br />Applicant: HAKS, Inc. <br />Request: RS -10 to MCX-20 <br />Tax Man Key: 2-2-50:37 and 38 <br />The Planning Commission, after a duly held public hearing on April 17, 2003, voted to <br />recommend for your approval the proposed legislative bill to change the district classification for <br />approximately 45,000 square feet of land from Single Family Residential (RS -10) to Industrial - <br />Commercial Mixed Use (MCX-20). The property is located in Waiakea House Lots, on the <br />northwest comer of Kawili Street-Laukapu Street intersection and across of Maka`ala Street, <br />Waiakea, South Hilo, Hawaii. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the change of zone: <br />The applicant is requesting to rezone two adjoining parcels of land consisting of <br />22,500 square feet each or a total of 45,000 square feet. The applicant proposes to <br />construct two warehouse buildings, separated by a firewall, on each of the lots and <br />operate them as separate entities. As such, the applicant has no intentions of <br />consolidating Parcels 37 and 38. Each of the proposed building would be one-story <br />approximately 7,000 square feet. A firewall will be constructed between the buildings as <br />they will be built at the common property boundary. According to the application, the <br />building on Parcel 38 would be oriented for storage and the other building on the comer <br />Parcel 37 may be used for a combination of retail/warehouse or other permitted industrial <br />uses. The 24 -stall parking areas, including a handicapped stall, on each parcel would be <br />situated to the front of the building with two-way traffic circulation. It should be pointed <br />out that other uses under the MCX district would be permitted. <br />
