Thank You for the chance to voice my concerns anti have some input into what should be thought of as a very <br /> important decision proscess. I will use my allotted time here to speak out against the proposed change of zone/use, <br /> although probably for reasons that are a little different than most that you will hear from. The traffic on local <br /> roads is certain?y at a critical level, and will not likely be improved by this project, but that might not be the most <br /> important reason to deny it. I am most concergN by the loss of area of land for future growth of the energy lab <br /> complex. The state of Hawau has spent much etl~rt and more than a little money to make it a viable addition of <br /> jobs to the local economy, and it has recently betnn to expand as has been hoped for by those involved for a long <br /> time. It seems to me that the subject parcel of bmd, with its currant industrial zoneing, would be the obvious <br /> choice for future expansion of the growing businesses. If this option is eliminated, I believe that one more obstac?e <br /> will have been added to what has been a difficult situation for many years. <br /> Questions that I think need to be asked of the developer before any approval is considered would Gave to include <br /> at least the following; <br /> 1. What would be an average wage for the employees of the LARGE RETAIL center that they are proposing? <br /> 2. How far do they anticipate that the employees will be commuting to get to houses that they can afford? <br /> 3. What is the anticipated sale price of the residential units included is the proposal? <br /> 4. How many customers does it take to support that much retail space? and how far will they be traveling? <br /> 5. If this project is allowed, where is the neat closest piece of industrial land? Is there really a need for another hotel, there are several seemingly in financial trouble now, and has been <br /> two sitting empty for quite a while. <br /> 8. if the airport is to expand, and I am sure it will, and the energy lab is to expand, which we all hope it will, <br /> this land should be able to be used in some way that is more helpful than this project seems to be. <br /> 9. West Hawau has some pretty serious problems ,now, and we would all like to know how this can help some <br /> of them? It should not try to minimize impacts, but actually make a positive change in the area, or else it has <br /> just made things worse, which nobody should be in favor of. <br /> We as a communnity have needs, and this does not positively impact any of them in my opinion, so lets think a <br /> little bit before adding to the mess we already have!! Good paying jobs, affordable housing, and better <br /> transportation.
