4/182004 1:34 PM FROM: Cl ~Ef's Ean CLI FTO'S KONA COAST LLC T0: 961-8912 PAGE: 001 OF CDl
' (L 1._1
Apd12o,2ooa 2u04 APR ].~J APl 7 3ti
County of Hawaii County Council
Hilo, Hawaii
RE: BILL #178, REZONING REQUEST FROM CLIFTO'S KONA COAST LLC
FROM A MG3 A ZONING TO A PROJECT DISTRICT ZONING.
To the Honorable Chairman James Arakaki and the County of Hawaii County Council,
We aze writing to you today concerning Bill # 178. This is the rezoning request of Clillo's
Kona Coast LLC to change their existing zoning of MG3a to a Proj ect District on their 83
acre highway parcel which is located on the South side of the Natural Energy Lab of
Hawaii. We understand this is on your County Council agenda for April 21, 2004.
As our elected representatives, we strongly urge your approval to this zoning change for
numerous reasons that aze extremely beneficial to our community, you, your families and
most importantly your constituents.
We feel that Kona, North Kona and South Kohala are in desperate need of alternative
choices for housing, goods and services. W e all are aware of the current, continuing and
increasing tratJ'ic problems in West Hawaii and feel that if given a viable alternative, wP
will gratefully embrace it and use it. The concept of providing substantial goods and
services six miles North of Kona is most appealing and extremely logical. The equitable
distribution of goods and services will greatly enhance our lives. There aze literally
thousands ofpeople who live in this area and have no choice but to drive into Kona for li'teir
needs. No other choices at all! Just think of the thousands of cars that will no longer drive
into Kona and impact the only two roadways. The impact this project would have on the

traffic issues and quality of life for us is immeasurable. Everybody wins! We also support
Clifto's Kona Coast LLC's offer to provide 20% of his multi-family units to be deemed
`affordable housing' which is double the requirement. This will greatly assist the many
needy families with their battle in the ever increasing cost of living in Hawaii.
Again, we need your help to improve our lives and the lives of the people of Hawaii whom

you have been elected to protect and represent. With all the residential projects totaling

thousands of units that have zoning in place and aze going to be built in the very near future
in West Hawaii, we need your support to approve this project so we can have a better
choice for our vital goods and services. Please approve this rezoning request.
Please contact us with any comments or questions.

Mahalo and Aloha,

Name: Jeffrey Jay Moratz

Address: 6R-3615 W.Makuahine st.

Phone: 883-0339
Comm.
