PARTNERSHIP <br /> WAIAKEA HOUSE LOTS, SOUTH HILO, HAWAII <br /> TAX MAP KEY: (3) 2-2-032: 093 <br /> <br /> I. INTRODUCTION <br /> <br /> The applicant, WKSP, Ltd. Partnership, is requesting the rezoning of a <br /> parcel of land consisting of 59,396 square feet from Commercial- <br /> Neighborhood (CN-10) to Industrial- Commercial Mixed (MCX-20) in the <br /> City of Hilo, Hawaii. The subject site is located on the northwestern corner <br /> of Kanoelehua Avenue and Kuawa Street in Waiakea House Lots, <br /> Waiakea, South Hilo, Hawaii, TMK: (3) 2-2-032: 093. The subject <br /> property is the site of the existing Waiakea Kai Shopping Plaza. <br /> <br /> If successful, the applicant plans to utilize the property more intensively for <br /> commercial and light industrial uses. <br /> <br /> II. PROJECT LOCATION <br /> <br /> As noted earlier, the subject site is the home of the Waiakea Kai Shopping <br /> Plaza. It is located on the northwestern corner of Kanoelehua Avenue and <br /> Kuawa Street. (Figures 1 & 2) <br /> <br /> In this area, the area fronting Kanoelehua Avenue is predominantly <br /> commercial and light industrial in character. The site is bordered on the <br /> north side by a restaurant; west side by a former wholesale distributor; <br /> and the south - across of Kuawa Street - by a light industrial/commercial <br /> complex. Other uses within 500 feet of the subject site include a self- <br /> storage facility, the County's recreation center, gas station, and other <br /> commercial uses. The nearest residence is over a quarter of a mile away, <br /> beyond Piilani Street. <br /> Particularly along major street frontages, pockets of the Waiakea House <br /> Lots are slowly undergoing a land use transition from single-family <br /> residential to commercial uses, while the Kanoelehua Avenue frontage is <br /> increasingly becoming commercial and light industrial in nature. <br /> <br /> III.
