Taro is also raised within Waipio Valley. <br /> Ranching has now expanded from the upper elevations to the ocean. <br /> There are approximately 227,177 acres zoned for agricultural use in the North Hilo and <br /> Hamakua districts. <br /> Agriculture - North Hilo/Hamakua -Courses of Action <br /> Course of Action <br /> • Encourage large landowners to make agricultural lands available for agriculture. <br /> LAND USE -SINGLE-FAMILY RESIDENTIAL <br /> INTRODUCTION <br /> As part of the overall land use structure of the County, the single-family residential <br /> district provides areas for low-density residential uses. The location ofsingle-family residential <br /> lands is important in that they should be in close proximity to centers of employment, shopping <br /> and other conveniences, and [should] have the basic improvements and amenities necessary for <br /> development. <br /> Through careful examination and analysis of the present situation, the following goals, <br /> <br /> policies, and standards are set forth to guide the orderly development ofsingle-family residential <br /> areas in the interest of the residents of the County. <br /> GOALS <br /> • To maximize choices ofsingle-family residential lots and/or housing for residents <br /> of the County. <br /> • To ensure compatible uses within and adjacent to single-family residential zoned <br /> areas. <br /> • To rehabilitate and/or rebuild deteriorating single-family residential areas. <br /> • To provide single-family residential areas conveniently located to public and <br /> private services, shopping, other community activities and convenient access to <br /> employment centers that takes natural beauty into consideration. <br /> • To enhance the overall quality of life in our residential communities. <br /> <br />
