5. $2,617.77 per multiple family residential unit ($4,143.81 per single family <br /> residential unit) to the County to support road and traffic improvements. <br /> In lieu of paying the fair share contribution, the applicant may contribute land <br /> and/or construct improvements/facilities related to parks and recreation, fire, <br /> police, solid waste disposal facilities and roads within the region impacted by <br /> the proposed development, subject to the review and recommendation of the <br /> Planning Director, upon consultation with the appropriate agencies and <br /> approval of the County Council. Improvements to the drainage as it crosses <br /> under Kuakini 1 Iighway, the road improvements at the Kuakini Highway <br /> intersection, and the mauka/makai spine road up to the entrance of the <br /> proposed rental housing project shall be credited against the road fair share. <br /> Relative to the requirements for the school as outlined in Condition U, the <br /> value of land -which shall be based on the per acre purchase cost of the <br /> applicant the cost of the infrastructure (road and utility) to the subject site, <br /> and the cost of site preparation for the school and playground area shall be <br /> credited against the park and recreation fair share. The construction of any <br /> structures on the subject site shall be credited against the balance, if any, of <br /> the park and recreation fair share of this ordinance and/or any future park and <br /> recreation fair share requirement for'f.M.K. 7-5-17: 23 and 26. <br /> <br /> X. Should the Council adopt a Unified Impact Dees Ordinance setting forth criteria <br /> for imposition of exaction or the assessment of impact fees, conditions included <br /> herein shall be credited towards the requirements of the Unified Impact Fees <br /> Ordinance. <br /> Y. The project shall include housing. At least 50 residential units shall be under <br /> actual construction, with completion assured by security approved by the <br /> Planning Director, before the issuance of a certificate of occupancy for any <br /> commercial structures.
