13. Subject Property _The property is arectangular-shaped lot consisting of 19,500 squaze <br /> feet with a 100-foot frontage along Manono Street. There is an existing 2-story dwelling <br /> and carport that was constructed in the 1934. <br /> 14. Surrounding Land Uses/Zoning: Surrounding properties are zoned RS-10 and consist <br /> mainly of existing single family dwellings. The former Hilo Mower-and Saw property is <br /> located southeast of the property on the northeast comer of E. Lanikaula Street and <br /> Manono Street. Along the east side of Manono Street between E. Lanikaula Street and E. <br /> Kawili Street are properties zoned ML-20. These properties consist of businesses such as <br /> Hawaii Farm Services, Mid Pacific Wheels, Doc Stanley's Repair, Hawaiian Island Glass <br /> Tinting and Auto Shine, which are within a wazehouse stmcture. <br /> 15. USDA Soil Survey Report: Keaukaha Series (rKFD) extremely rocky muck, 6 to 20 <br /> percent slopes. <br /> 16. Land Study Bureau's Detailed Land Classification System: Existing urban <br /> development. <br /> 17. Agricultural Lands of Importance to the State of Hawaii (ALISH) Map: Existing <br /> urban development. <br /> 18. Flood Insurance Rate Map (FIRM): The property is classified as Zone X, areas <br /> determined to be outside the 500-year flood plain. The property is also located outside of <br /> the tsunami inundation area. <br /> 19. Flora/Fauna Resources: Since 1934, the property has been in residential use with the <br /> existing dwelling. Vegetation consists of a lawn and introduced landscaping plants. It is <br /> anticipated that there are no endangered or threatened species of plant or animal situated <br /> on the property as the parcel and surrounding area have been improved with residences <br /> for over 50 yeazs. <br /> <br /> 20. ArchaeologicaUCultural Resources: There are no known historic sites on the property <br /> as listed on the State or National Register of Historic Places. Because the entire property <br /> had been extensively altered by the urban uses, it is unlikely that there are any surface or <br /> subsurface historic features nor any cultural and historical resources present on the <br /> property.
