The property is located along <br /> the west side of Manono Street, approximately 195 feet north of the Manono Street - Lanikaula <br /> Street intersection, Waiakea Houselots, 1st Series, Waiakea, South Hilo, Hawaii, Tax Map Key <br /> 2-2-27:42. <br /> PROPOSED DEVELOPMENT <br /> 1. Request: The applicant is requesting the change of zone for 19,500 square feet of land <br /> from a Single Family Residential - 10,000 square feet (RS-10) to a Neighborhood <br /> Commercial - 10,000 square feet (CN-10) district in order to convert the existing <br /> residence into an office building to house a mortgage company and another small <br /> business. <br /> 2. Proposed Development: Plans for the proposed development include the following: <br /> • Renovate the interior of the existing building for office use for Amera Mortgage <br /> Company and one other small business. <br /> • Maintain the original design of the exterior of the existing building, which was <br /> constructed in the 1934. <br /> • Convert the rear portion of the property into a paved parking area to include <br /> approximately 15 to 18 spaces for employees and clients. <br /> • Ingress and egress at 2 different points is proposed to be a one-way traffic pattern <br /> that will loop azound property between the parking area and the existing structure <br /> from Manono Street. <br /> 3. Proposed Site Plan: According to the site plan, the existing structure is situated toward <br /> the front portion of the property near Manono Street and the parking area will be located <br /> on the on back portion of the property.
