"fhe site is in close proximity to other limited industrial uses. as <br /> well as to Kanoelehua Avenue and Hilo International Airport. <br /> • ~Fhe action also complements the Land Use and Economic elements of the General Plan <br /> by providing industrial uses in areas which are convenient to transportation facilities <br /> and by providing opportunities to strengthen existing industries. <br /> • The proposed rezoning conforms to the LUPAG map_ which designates the area for <br /> Industrial development. <br /> • The Waiakca Housclots area is in transition from residential to commercial and <br /> industrial uses. Several properties in the area have been rezoned for industrial uses. <br /> • All essential services and utilities are available to the project site. <br /> • ~fhe Federal Emergency Management Agency's (FEMA) Flood Insurance Map (FIRM) <br /> identifies the site as "X" or outside the flood plain. <br /> 6. Requisite of the Planning Director's favorable recommendation for the Change ofZ.onc <br /> request arc tburteen conditions contained in Bill No. 141 that outline specific <br /> requirements for the proposed project.
