The property is located along the south side of Mamalahoa <br /> Highway, approximately 2,750 feet southeast of the Mamalahoa Highway-Hawaii Belt Road <br /> intersection, Waikoekoe, Hamakua, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> The applicant has submitted an application for a Change of Zone from <br /> Agricultural 20-acre (A-20a) to Family Agricultural 3-acre (FA-3a) for approximately <br /> 34.5 acres of land. The applicant intends to subdivide the 34.5-acre area into eleven lots, <br /> consisting of 3+ acres each. <br /> In order to consider an area for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed. It is only <br /> through a comprehensive policy analysis approach that evaluations and decisions can be <br /> made to better time or stage developments to achieve quality growth.
