CHANGE OF ZONE REQUEST <br /> Roy & Eunice Shigeaaga <br /> Waiakea, South Hilo, Hawaii <br /> Tax Map Key: 2-2-48:7 <br /> I. General BackEround <br /> We aze requesting a Change of Zone fora 20+ acre property from a Agricultural 10-acre <br /> (A-l0a) designation to a Family Agricultural 3-acre (FA-3a) designation to allow a <br /> <br /> proposed/tentative subdivision of five lots ranging in size from 3 to 7 acres. See, Site Plan <br /> (Exhibit B). <br /> The property is located within the Panaewa Farm Lots, Waiakea, South Hilo, on the north <br /> side of Makalika Street approximately 325 feet from Hawaii Belt Highway (Highway 11). This <br /> <br /> property consists of approximately 20 acres and is specifically identified by Tax Map Key: <br /> 2-2-48:7. See, Location Map (Exhibit Al-A3) and Metes and Bounds Description (Exhibit C). <br /> There is an existing single-family dwelling on the property which was built in 1957. The <br /> dwelling is currently being rented and would continue to be used as such. The remaining <br /> property is not can-ently being utilized in any particular manner. <br /> The proposed rezoning is consistent with existing uses in the surrounding azea. The <br /> surrounding land aze either agricultural and/or single-family uses. This includes the Panaewa <br /> House Lots subdivision to the south, Hawaiian Homes Lands to the east, Panaewa House and <br /> Farm Lots to the north and east and Nani Mau Gazdens to the east. <br /> The proposed rezoning is also consistent with other Change of Zone requests which were <br /> approved for the following properties from A-1 Oa to A-3a designations: <br /> 1) Martin Branco; 2-2-48:9; 2/24/93 <br /> 2) Shizue Kaya; 2-2-48:8; 1/26/94 <br /> 3) Sonomura Rentals; 2-2-48:10; 6/27/96 <br /> II. The General Plan <br /> The proposed rezoning from A-l0a to :•A-3a is consistent with the goals, policies, <br /> standazds and courses of action of the General Plan as follows: <br /> 1) Designate and allocate land uses in appropriate proportions and mix and in keeping <br /> with the social, cultural and physical environments of the County. <br /> 2) Zone urban-type and rural-type of uses in areas with ease of access to community <br /> services and employment centers and with adequate public utilities and facilities. <br /> Page 1 <br /> <br />
