The applicant shall submit detailed plans to <br /> the Planning Director showing street designs and cross-sections, and adjacent <br /> building designs, with the Master Plan. The Planning Director may require <br /> modifications to the street sections to provide sufficient on-street parking where the <br /> plans do not provide adequate off-street parking (such as the 4,000-square foot lots <br /> with aone-car garage and insufficient setbacks to allow parking in driveways), and <br /> may require further changes necessary for public safety and convenience. All roads <br /> built with the variances allowed under this condition will be non-dedicable. With <br /> regard to the requested zero line building setbacks, the applicant shall conform to <br /> the current Hawaii County Building Code requirements. As part of the Master <br /> Plan, the applicant shall submit plans for pedestrian movement through the project <br /> district, which shall identify areas where sidewalks will be included to permit safe <br /> 5 <br /> <br />
