The property is located along the north side of <br /> Lanikaula Street, approximately 112 feet from the Lanikaula Street-Laukapu Street intersection, <br /> Waiakea House Lots, 1st Series, Waiakea, South Hilo, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The applicant is requesting a change of zone from Single-Family Residential <br /> 10,000 square feet (RS-10) to Industrial-Commercial Mixed 20,000 square feet (MCX- <br /> 20) for two parcels. Parcel 64 is approximately 12,900 square feet in size and is vacant. <br /> The applicant proposes to construct a 5,000-square foot steel-framed building on this <br /> parcel to be used as office and storage space for an engineering firm. Parcel 134 is <br /> approximately 10,000 square feet in size and is improved with a 2,400-square foot single- <br /> story building. This structure will be used by a mechanical engineering firm for office <br /> space and storage.
