five (5) years from the effective date of this ordinance. Prior to construction, the <br /> applicant, successors or assigns shall secure Final Plan Approval for the proposed <br /> development from the Planning Director in accordance with Section 25-2-70, <br /> Chapter 25 (Zoning Code), Hawaii County Code. Plans shall identify all existing <br /> and/or proposed structures, paved driveway access and parking stalls associated with <br /> the proposed development. Landscaping shall also be indicated on the plans for the <br /> purpose of mitigating any adverse noise or visual impacts to adjacent properties in <br /> accordance with the requirements of Planning Department's Rule No. 17 <br /> (Landscaping Requirements). <br /> E. Prior to Final Subdivision Approval, the applicant shall determine the ownership of <br /> the north/south road near the mauka end of the property after consultation with the <br /> State of Hawaii, County of Hawaii and adjoining owners. If it is a public right-of- <br /> way, the applicant shall quitclaim any portion of the property within the right- of- <br /> way to the appropriate public owner. <br /> F. An 80-foot wide road right-of--way, graded full width, exclusive of slopes, to County <br /> roadway specifications, shall be provided within the subject property for the planned <br /> extension ofHienaloli-Kahului Road, at no cost to the County. The Hienaloli- <br /> Kahului Road Extension alignment shall be approved by the Planning Director in <br /> consultation with the Department of Public Works. <br /> G. Individual lots shall not take access from the Hienaloli-Kahului Road Extension. <br /> <br /> H. Provide roadway connections to adjoining parcels, meeting with the approval of the <br /> Planning Director in consultation with the Department of Public Works. All <br /> roadways in the RA zone shall be constructed to dedicable standards and dedicated <br /> to the County upon request, at no cost to the County or, if not constructed to <br /> dedicable standards, shall be open to public traffic including access from <br /> neighboring properties. <br /> 8 <br /> <br />
