Murashige, Laura

From: J KELIIPIO [Josephine@poidogs.com]
Sent: Sunday, November 26, 2006 2:00 PM
To: Council Testimony

Subject: BILL 305

Dear County Council Members,
I know that Waiakea House Lots is a huge mixed use neighborhood composed of residential homes,
a few apartment buildings and a number of small businesses scattered through out. However, the
section of Laukapu Street where Ivan Mochida wants to build 24 condominium units happens to be
in a quiet single family residential section where responsible and well-established families have
lived for decades if not for generations. Having these families still living in a neighborhood should
be considered a valuable asset to the neighborhood, after all, they are the eyes and ears of the
neighborhood. If anything looks suspicious, they are the ones who would take action immediately.
So why is it that Mr. Mochida does not want to reach a compromise with them?
This situation somewhat reminds me of the Malulani Gardens situation in Kona. It was my
understanding that the Planning Department asked the developer, Mr. Carr to meet with the
residents of Malulani Gardens to get their input. 40% of the Malulani Gardens residents are not
even full time residents of Kona. After meeting with the residents several times in the last 2 years,
the residents made it clear to Mr. Carr that they did not want his large 97-acre project to have a
density any higher than what he now has (56 units high density and 57 units low density).
The residents of Laukapu are not asking that Mr. Mochida not build his project. They are asking that
the project be cut back to 12 units because 24 units on one and one half acres is too imposing on
their neighborhood. Imagine the additional in and out traffic that will be generated from 24 units at
one spot?

Please ask Mr. Mochida to reduce his project to 12 units only.

Mahalo,

Josephine Kelilpio >
76-168 Royal Poinciana Driveo
Kailua-Kona, Hi 96740 T ti
-.s

_
W

Comm.
Ref.
