24. Previous Land Use Approvals: In February, 1985 at the request of the Planning <br /> Department, the State Land Use Commission reclassified several non-conforming <br /> residential subdivisions into the Urban District. The following subdivisions were <br /> included in the reclassification action: Kona Palisades Estates, Kona Highlands, Kona <br /> Wonder View Lots, Kona Coastview, Kona Heights and Aloha Kona. With the <br /> exception of the Kona Heights and Aloha Kona Subdivisions, all of the <br /> above-mentioned subdivisions are adjacent to or within close proximity of the subject <br /> area. In recent years a number of similar request for a State Land Use Boundary <br /> Amendment to Urban District and Change of Zone to Single Family Residential zoned <br /> district were approved within the vicinity of the subject property. The affected parcels <br /> include Tax Map Keys 7-3-5:12, 85, 86, 87 and 88. <br /> P .I FA ILIT TfI IT S <br /> 25. Roadway: Access to the property is from Hamanamana Street within the Keahole <br /> View Estates Subdivision, which is located along the property's western boundary. <br /> Hamanamana Street has a 50-foot wide right-of--way with 20-foot wide pavement with <br /> paved shoulders and swales. <br /> 26. Water: According to the Department of Water Supply, water is available from an <br /> existing 6-inch waterline along Hamanamana Street fronting the subject property. In <br /> addition, the applicant submitted a water commitment deposit with the Department of <br /> Water Supply on October 2, 1997. <br /> 27. Wastewater: According to the Department of Health, the subject lot is located in the <br /> Critical Wastewater Disposal area where cesspools are not allowed. Any development <br /> would require all wastewater be disposed of into a Septic Tank System. <br /> <br /> AGENCIES' COMMENTS <br /> 28. Real Property Tax Division (August 28, 1997 Memo): <br /> "Current Real Property taxes are paid through June 30, 1998." <br /> <br /> 29.
