The property is located along the southwest side of Kaloko Drive, approximately 300 feet <br /> west of the Kaloko Drive - Keaanaaina Street intersection, Kaloko Mauka Subdivision, Kaloko, <br /> North Kona, Hawaii, TMK: 7-3-27: 14. <br /> PROPOSED ACTION <br /> 1. Request: Change of Zone from Agricultural 20-acre (A-20x) to Agricultural 10-acre (A- <br /> l0a) to subdivide the property into two parcels approximately ten acres in size to be used <br /> as residential/agricultural lots. The applicant proposes to construct a dwelling on each <br /> lot. Each dwelling is estimated to cost approximately $450,000. (Exhibit 1-Change of <br /> Zone Application) <br /> 2. Landowners: Winton Nicholson, Came-Ann Nicholson and Gail Elaine Nicholson. <br /> STATE AND COUNTY PLANS <br /> 3. State Land Use Designation: Agricultural. <br /> 4. GP LUPAG Map: Important Agricultural Land and Extensive Agriculture. <br /> 5. County Zoning: Agricultural 20-acre (A-20x). <br /> 6. Coastal Zone Management, HRS, Chapter 205A: The emire State of Hawaii lies <br /> within the Coastal Zone Management Area. The property is located approximately eight <br /> (8) miles mauka of the shoreline at the 4,200-foot elevation level and therefore, will not <br /> be impacted by coastal hazard and beach erosion. <br /> 7. Special Mauagement Area (SMA): The Special Management Area is a part of the <br /> Coastal Zone Management Program and regulated by the County. The property is not <br /> located within the Special Management Area. According to the applicant, the proposed <br /> use will not negatively affect recreational resources, historic resources, public access to <br /> the shoreline or mountain areas, scenic and open space preserves, coastal ecosystems, <br /> Attach: Cann. 4 <br /> Bill 2 <br /> <br />
