Hansen <br /> Request: RS-10 to ML-20 <br /> Tax Map Kev: 2-2-35:58 <br /> The Planning Commission, after a duly held public hearing on December 1, 2006, voted to <br /> recommend for your approval the proposed legislative bill to change the district classification <br /> from Single Family Residential - 10,000 square feet (RS-10) to Limited Industrial - 20,000 <br /> square feet (ML-20) for approximately 21,050 square feet of land. The property is located on the <br /> west side of Kanoelehua Avenue approximately 100 feet south of the Kanoelehua Avenue and <br /> Hualani Street intersection, Waiakea Houselots 1st Series, Waiakea, South Hilo, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> The applicant is requesting a change of zone from RS-10 to ML-20 to demolish an <br /> existing older dwelling on the property and construct apre-engineered single-story metal <br /> building with 7,488 square feet of interior space. Two tenants (undetermined at this time) <br /> will occupy the front part of the building. The rear of the building will be used for <br /> Concept Construction, the applicant's business, located on the adjacent property to the <br /> south. The remainder of the property will be used for parking and landscaping. Eighteen <br /> parking spaces will be provided. An existing building on the adjacent property is being <br /> removed and sixteen additional parking spaces will be provided in its place. The <br /> estimated cost of the project is $450,000 for the building, and approximately $100,000 for <br /> the site work. <br /> Hawaii County is an Equal Opportunity Provider and Employer <br /> <br />
