So the developer does not want to <br /> satisfy affordable housing for all the lots at the time of subdivision. Allowing the <br /> developer to satisfy for some lots means that the developer can market those lots to <br /> purchasers who otherwise would have to provide affordable housing. <br /> Second, it reduces the requirement to one housing credit per ten employees, versus one to <br /> four employees if the affordable housing requirement is satisfied later. This is an <br /> additional incentive to satisfy affordable housing requirements at the time of subdivision. <br /> Administratively, it is simpler if the affordable requirements are satisfied at the time of <br /> subdivision approval rather than as businesses move into the individual lots. <br /> Sincerely <br /> CHRISTOPHER J.
