Tl7e
~~~~~~ROUP
AEAL ESTATE INYESTNEN7 CAPITAL
3. We object to Section 27-3(i) and 27-4(1), which propose adding freeboard to base
flood elevations. Such a requirement has no technical basis, is subjective, and is
not warranted.
4. Section 27-4(j) should be omitted as the requiremem for mitigating the one-hour
25-year stone event is excessive and will cause unnecessary detention facilities to
be constructed.
5. We object to limitations on grading, construction, or development on slopes
greater than 10 percent. Bill 51 proposes to restrict grading, construction, and
development in areas greater than 10% to 20% of the lot area or land in the
subdivision. There is no technical merit for such a requirement, and is not a
requirement of FEMA regulations. As such, we request that the Council remove
Section 27-18(c)(6) in its entirety.
We greatly appreciate the Council's efforts in resolving the issues surrounding the
proposed amendments to Chapter 27 and look forward to working with you to finalize the
amendments.
Regards,
/s/
Brian G.
