The <br /> property is located on the south side of Ponahawai Street approximately 600 feet east of the <br /> Komohana Street-Ponahawai Street intersection, Ponahawai, South Hilo, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> Change of zone from A-1 a to RM-1.5 to develop a 24-unit condominium project. <br /> Proposed are three, two-story buildings with four units on each floor. Each unit will be <br /> approximately 900 square feet and include two bedrooms, two baths, living room, dining <br /> room, kitchen and patio. There will be approximately 41 paved pazking stalls. The <br /> projected selling price of the units is less than $300,000 each. The project will be <br /> constructed incrementally with the first building consisting of eight units commencing <br /> construction in 2007. The remaining units aze proposed to be completed within five years <br /> thereafter.
