BMa(uleuiREZ2.6/26/07 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> REVISED BACKGROUND REPORT <br /> <br /> MALULANI, INC. <br /> CHANGE OF ZONE APPLICATION (REZ 06-000047) <br /> MALULANI, INC. has submitted an application for a Change of Zone from Agricultural <br /> 1-acre (A-la) to Multiple-Family Residential 1,500 squaze feet (RM-1.5) for approximately 1.278 <br /> acres of land. The property is located on the south side of Ponahawai Street approximately 600 <br /> feet east of the Komohana Street/Ponahawai Street intersection, Ponahawai, South Hilo, Hawaii, <br /> TMK: 2-3-37: 15. <br /> PROPOSED DEVELOPMENT <br /> 1. Request: Change of zone from A-1 a to RM-1.5 to develop a 24-unit condominium <br /> project. Proposed are three, two-story buildings with four units on each floor. Each unit <br /> will be approximately 900 square feet in size and include two bedrooms, two baths, living <br /> room, dining room, kitchen and patio. There will be approximately 41 paved parking <br /> stalls. The projected selling price of the units is less than $300,000 each. (Exhibit 1- <br /> Change of Zone application) <br /> 2. Site Plan: The site plan submitted by the applicant shows a structure identified as "Phase <br /> III" located in a drainage easement and within a flood zone. As no structures are allowed <br /> to be constructed in a drainage easement, or per proposed Condition D, within the flood <br /> zone, project plans will need to be revised. <br /> 3. Timetable: The project will be constructed incrementally with the first building <br /> consisting of eight units commencing construction in 2007. The remaining units aze <br /> proposed to be completed within five yeazs thereafter. <br /> 4. Cost of development: $3.5 million. <br /> 5.
