The property is located along the east side of Manono Street, approximately 290 feet north of the Manono Street-Kekuanaoa Street intersection, Waiakea House Lots, Waiakea, South Hilo, Hawaii. The Commission concurs with the following Planning Director's reasons for recommending favorable consideration of the change of zone: The applicant is requesting the change of zone for 22,500 square feet of land from a Single Family Residential - 10,000 square feet (RS-10) to a Neighborhood Commercial - 20,000 square feet (CN-20) district. The applicant is proposing to consolidate three parcels owned by the applicant (TMK: 2-2-34: 84, 85 & 93) into one parcel and develop a 2-phase project, which will include 2 two-story commercial buildings for small-scale retail uses and office space.
