The property is located along <br /> the east side of Manono Street, approximately 290 feet north of the Manono Street- Kekuanaoa <br /> <br /> Street intersection, Waiakea House Lots, Waiakea, South Hilo, Hawaii, Tax Map Key: <br /> 2-2-34:84. <br /> <br /> PROPOSED DEVELOPMENT <br /> 1. Request: The applicant is requesting a change of zone for 22,500 square feet of land <br /> <br /> from a Single Family Residential - 10,000 square feet (RS-10) to a Neighborhood <br /> Commercial - 20,000 square feet (CN-20). <br /> <br /> 2. Proposed Development: Plans for the proposed development include the following: <br /> • Consolidation of three parcels owned by the applicant (TMK: 2-2-34: 84, 85 & <br /> <br /> 93) into one parcel to better utilize the property. The other two parcels (85 & 93) <br /> were rezoned from RS-10 to CN-20 by Ordinance No. 00 31 to allow the <br /> <br /> construction of an office building to relocate the accounting and clerical staff for <br /> their wholesale grocery business located on Makaala Street in Hilo. The applicant <br /> is unsure at this time if they are going to continue with plans to relocate their <br /> <br /> accounting and clerical staff to the new facility. <br /> • 2-Phase Development- Phase 1 will consist of a two-story commercial building <br /> <br /> with approximately 20,000 square feet of available lease area. It will include <br /> small-scale retail uses on the lower level and office space on the upper level. <br /> <br /> Phase 2 will consist of a similar commercial building with similar uses but the <br /> size and scale of the second building will be dependent on overall demand at the <br /> <br /> time of construction. <br /> • On-site parking. <br /> <br /> Driveway accesses from Manono Street and Hinano Street. <br /> ATTACH: Comm. 813 <br /> Bill 203 <br />
