Kauinui <br /> Request: A20-a to A-la <br /> Tax Map Key: 1-6-141:10 <br /> <br /> The Planning Commission at its duly held public hearing on <br /> July 15, 1993, voted to forward an unfavorable recommendation to <br /> the County Council on the above request for a Change of Zone for <br /> approximately 5.476 acres from an Agricultural 20 acre (A-20a) to <br /> an Agricultural 1 acre (A-la) zoned district. The project is <br /> situated on the makai side of the Hilo-Volcano Highway, <br /> approximately 1000 feet north (Hilo side) from its intersection <br /> with Slaughterhouse Road, Keaau, Puna, Hawaii. <br /> The denial recommendation was based on the following findings: <br /> <br /> The Planning Director recognizes that the request <br /> conforms to the General Plan Land Use Pattern Allocation <br /> Guide (LUPAG) Map, which designates the subject area as <br /> Orchards. However, in order to consider an area for any <br /> type of zoning designation, the applicable goals, policies <br /> and standards of the General Plan must be adequately <br /> addressed. It is only through such a comprehensive policy <br /> analysis approach that evaluations and decisions can be made <br /> to better time or stage developments to achieve quality <br /> growth. The implications of these evaluations and decisions <br /> must also be considered as they may have an impact on other <br /> similar areas in the County. The Planning Director's policy <br /> analysis of the subject application concludes that the <br /> proposed change of zone is not warranted at this time. <br /> EXHIBIT <br /> <br /> BUG 5 1995 <br />
