<br /> <br /> <br /> <br /> <br /> <br /> * The County of Hawaii shall strive for an economic climate which provides its <br /> residents an opportunity for choice of occupation. <br /> <br /> Industrial Element <br /> <br /> * Designate and allocate industrial areas in appropriate proportions and in keeping <br /> with the social, cultural and physical environments of the County. <br /> <br /> * Promote and encourage the rehabilitation of industrial areas which are serviced <br /> by basic community facilities and utilities. <br /> <br /> * It shall be the policy of the County to achieve a broader diversification of local <br /> industries by providing opportunities for new industries and strengthening <br /> existing industries. <br /> <br /> * Through its zoning powers, the County shall locate industrial areas convenient <br /> to transportation facilities, and provide a variety of industrial zoned districts and <br /> lot sizes, depending on the needs of the industries and the communities. <br /> <br /> * Industrial development shall be located in areas adequately served by <br /> transportation, utilities and other amenities. Redeveloping or newly developing <br /> areas shall be developed in concert with programmed public and privately <br /> funded infrastructure to meet the expected needs. <br /> <br /> * Topography of industrial land shall be reasonably level. <br /> <br /> * Industrial development shall be conveniently located to its labor resource. <br /> <br /> * Buffer zones shall be established between industrial and adjacent non compatible <br /> <br /> uses of land. <br /> <br /> * The County shall identify sites suitable for future industrial activities. <br /> <br /> 12. General Plan LUPAG MAP: Industrial. Since 1971, the area of the old Puna Sugar <br /> Mill has been designated as Industrial. During the 1989 General Plan Comprehensive <br /> <br /> Review, the Industrial area designation was expanded by redesignating lands in the <br /> vicinity from Intensive Agricultural and Orchards to Industrial. This area was <br /> <br /> considered for industrial expansion as a variety of industrial uses have been established <br /> in the vicinity through the Special Permit process. The County had determined that the <br /> <br /> industrial designation would promote and encourage additional utilization of the area. <br /> <br /> -4- <br />
