The area of request is approximately 14.234 acres in size. <br /> <br /> 17. ALISH: Portions of the subject property are classified as "Prime Agricultural Lands" <br /> and portions are "Not classified". <br /> <br /> 18. FIRM: Zone "V or outside the 500-year flood plain. <br /> <br /> 19. U.S.D.A. Soil Type: Olaa Silty Clay Loam (OaC), which consists of dark brown <br /> extremely stony silty clay loam about 16 inches thick with a dark-brown subsoil that is <br /> <br /> extremely stony silty clay loam about 9 inches thick and underlain by Aa lava. This <br /> soil has a medium acid surface layer and a slightly acid subsoil. Permeability is rapid, <br /> <br /> runoff is slow and the erosion hazard is slight. This soil is mainly used for sugarcane. <br /> 20. Land Study Bureau Soil Rating: "C" or Fair. <br /> <br /> 21. Drainage: Standard drainage improvements would be developed in accordance with <br /> requirements of the Department of Public Works. <br /> <br /> 22. Floral/Faunal and Archaeological Resources: Although no floral and faunal surveys <br /> were conducted, the site had been cleared and previously planted in sugar cane. Due to <br /> <br /> the quasi-urban setting of the subject and immediate area, impacts to endangered faunal <br /> <br /> species should be negligible. Similarly, it is highly unlikely that any archaeological <br /> remains would be present on the site. <br /> <br /> 23. Surrounding Zoning and Land Uses: Properties immediately surrounding the subject <br /> parcel are similarly zoned A-20a. Surrounding properties consist mainly of formerly <br /> <br /> cultivated sugar cane lands, the Hawaii Electric Light Company, Inc. (HELCO) power <br /> plant, vacant lands, small agricultural operations and residences. To the northeast of <br /> <br /> the subject property is the existing AMFAC Tropical Products tropical fruit packing <br /> and papaya puree processing facilities. East of the subject property is the old Puna <br /> <br /> Sugar Mill operations site; where the old mill operations office is located and where <br /> HELCO presently operates a power plant. Across Milo Street to the south is the site of <br /> <br /> the proposed Greenhouse Specialists' operation and to the southeast is the existing <br /> Pacific Floral Exchange business.
